Downsizing: A Success Story

Real Estate

The mom of one of my son's oldest friends wanted to move out of the family home. All her kids were grown and gone, and she was ready for something new. She had one stipulation:  She wanted to continue to live in the East Bay. We found a beautiful Condo in Hercules that not only fit her budget but  also housed some very welcoming people who made her feel right at home.

The next step: selling her house in El Cerrito. She asked me to help. I was happy to do it, and here it is: 7615 Leviston Avenue in El Cerrito

7615 Leviston Avenue is in the hills of El Cerrito in a quiet, peaceful neighborhood.  Spared from heavy traffic flow, it offers country charm and easy access to transit, recreation and services.  Local amenities include it's proximity to El Cerrito Vista Park, Contra Costa Civic Theater, El Cerrito Swim Center, and Hillside Nature Area.  Charles Lee Tilden Regional Park is just up over the ridge. It's also a short Hop to Albany, Berkeley and El Cerrito shops and restaurants, Point Isabel Regional Shoreline, Costco, freeway access, transbay bus stops and the El Cerrito Plaza BART station;

The house is sited midway down its quarter-acre plot, on a gentle slope from the street to a creek below.  There’s lots of space for gardening, romping, and al fresco entertainment.  There’s also good potential for an auxiliary living unit.

The compact, efficient floor plan includes just under 1,200 sq ft of living area.  There are 3 bedrooms and 2 full bathrooms in two separated groupings.  The living and formal dining rooms are distinct.  There’s a south-facing sun porch at the front of the house, a laundry room at the rear, and a little basement study.  You’ll see a peek of the bay from the kitchen window.

This location is served by the award-winning Kensington Hilltop elementary school.

This delightful property is offered for the first time in decades. With some upgrades and restoration, it will be home to others for decades more.

If you'd like to downsize, or move into the East Bay, or want an adorable home on a huge lot, text, email, or give me a call! I'd be happy to give you a private tour of this home. It will also be open October 7th from 2-4:30.
